An attractive country estate set in 348 acres of West Sussex countryside has just come to the market with selling agents Henry Adams. Tye Oak Farmhouse, which in part is believed to date back to the 16th Century, is offered with a second farmhouse and and six cottages, together with further outbuildings, and is available in its entirety or as separate lots.

The estate has been farmed by the Hett family for 50 years and only now comes to the market following the death of Mrs Hett at the age of 104. Records show that in the 1700s part of the estate was owned by Gilbert White, the famous naturalist who is described by the Natural History Museum as ‘one of the fathers of ecology’.

Tye Oak Farmhouse is Grade II listed and has been noted by property historian Dr. Annabelle Hughes as a building of some status with generous proportions and some curious details. There is now considerable scope for modernising the extensive 6 bedroom accommodation with its 3 receptions, a cellar and an attic room.

Woodhouse, a simple four bedroom farmhouse also requiring some modernisation, has a spectacular location within the estate, around a kilometre from the principal farmhouse.

According to Henry Adams, the farm comprises around 106 acres of arable land, presently run under a contracting agreement, and a further 202 acres of grassland, primarly used for the herd of pedigree Aberdeen Angus. Sporting rights are in hand and it is also intended to transfer the rights to graze 300 head of sheep on Harting Down with the relevant property.

Simon Lush, partner at Henry Adams, comments:

“The estate is in an excellent location here in the South Downs National Park and has the advantage of being readily accessible to and from London. It’s rare that such opportunities come to the market, particularly one with such a rich and varied history as Tye Oak Farm.”

The Tye Oak Farm estate is set on the northern lee of the South Downs, five miles from Petersfield which is well connected to London via road (A3 via the Hindhead tunnel) and by rail (Waterloo approx 69 minutes). There are excellent sporting facilities nearby including Goodwood, Cowdray Park polo, and four golf courses in the vicinity. A diverse selection of good schools are also accessible including Bedales at Petersfield, Westbourne House in Chichester and Winchester College.

Tye Oak Farm is available for sale in its entirety at £7.4m but may be divided into nine distinct Lots.
