Severn Valley farm estate for sale at £5m

An important estate in the fertile Severn Valley near Newtown, comprising 454 acre livestock, dairy and arable enterprises, 66,000 square feet of modern farm buildings and four residential properties, is up for sale with a guide price of £5 million.

Red House Farm, Aberhafesp, near Newtown, is being sold as a whole or in eight lots by country property specialists Halls on behalf of the beneficiaries of the estate of the late Arthur Davies.

It’s one of the largest farm estates to become available in Mid Wales for several years and Halls’ director James Evans, manager of the company’s Welshpool office, is anticipating strong interest from farmers, investors and house hunters.

“Red House Farm is one of the most noted farms in the Upper Severn Valley,” he said. “Farms of this size rarely come to market within the region. With the range of residential properties, the size, type and quality of the modern farm building and land, we would envisage interest from a diverse range of prospective purchasers.

“The land has been used primarily for the production of grass, maize and arable crops on a rotational basis and is highly regarded within the area for its productive capacity.

“Because of its quality and fertility, the land also has potential for use as a mixed farm with beef and sheep enterprises and arable production. One of the farm’s most instantly noticeable features is the lack of waste or rough land and the very small amount of woodland that is contained within the 454 acres.”

Enjoying a convenient roadside location just over two miles west of Newtown, Red House Farm has been run as a dairy farm for many years, having been home to the Hafesp pedigree Holstein herd.

The farmhouse and farm buildings, which are set around concrete yards, are situated conveniently in the centre of the land. The buildings include a modern 32:16 herringbone parlour together with cubicle sheds and loose housing sheds, which comfortably house 250 cows and their followers, as well as fattening units for store cattle.

Lot one comprises Red House Farmhouse, which has six bedrooms and three reception rooms, Holsteins Bungalow, which has three bedrooms, the farm buildings and 118 acres of land. Both the farmhouse and bungalow are subject to an agricultural occupancy condition. Surrounding the farmstead, the land has good road access points, 7.20 acres of woodland and a reservoir.

Lot two comprises 140 acres of top quality land capable of growing grass or arable crops with single bank fishing rights on the River Severn, while lot three comprises 89 acres of land bordering Brynfawnog Hill, upon which grazing rights are available.

Lots four and five comprise blocks of 60 and 19.5 acres of pastureland respectively, served by a private water supply from Fachwen Pool.

Lot six is Springbank, a three bedroomed cottage with commanding views over the River Severn and 12 acres of land. Lot seven is Cogan Cottage, a Grade 2 Listed cottage and barn range of special architectural and historical interest with 1.15 acres of gardens and grounds.

Lot eight comprises 9.71 acres of land situated on the south side of the River Severn and accessed off the A489 near Penstrowed with single bank fishing rights on the River Severn. The purchaser of this lot will have an opportunity to buy an adjoining 3.76-acre field owned by the Church of Wales.
