The farmland is divided into 9 fields which can all be run together. Two of the fields have public road frontage, which effectively forms the southern boundary.

The fields are a mixture of arable, pasture and rough grazing. There is an area of woodland in the north east corner which was planted in 1993 with a mixture of Scots Pine and Hybrid Larch. This is known as Shepherd's Croft Wood and it extends to 1.14 ha.

The farm rises from 230 metres to about 290 metres above sea level. The Macaulay Institute for Soil Research have classified the land as 4(2), which means that it is suitable primarily as grassland with short arable breaks.

The contract farmer is a nearby farmer who has invested in new fences and liming etc.

Situation
Tillyfro Farm is situated 18 miles west of Aberdeen in the parish of Midmar a short distance off the B993 which links Torphins to Millbank.

The property is within easy reach of Aberdeen, the 'Granite City and oil capital of Europe'. There is a very easy commute either on the B9119 via Echt and Garlogie to Westhill or on the A944 via Dunecht to Westhill.

Torphins is the nearest village with a hotel, baker and chemist. The nearest primary school to Tillyfro is Midmar, whilst it will be zoned to Alford Academy.

Aberdeen provides all the ancillary leisure, recreational, shopping, entertainment and cultural facilities expected of the oil capital. Aberdeen Airport has an extensive schedule of domestic and international flights.

Aberdeen provides considerable choice of educational facilities with a number of private schools including The Hamilton School, Robert Gordon's College, St. Margaret's and Albyn School. The city also boasts two universities, the principal one having recently celebrated its quincentennial, and several colleges for further education.
